## Four decision layers

1. **Property suitability:** title, condition, location, price, intended use and full ownership cost.
2. **Contract structure:** the parties, ownership path, asset transactions, payment mechanics and legal documents.
3. **Sharia governance:** the named supervisory body or scholar, current certificate, review scope and ongoing audit process.
4. **Financial suitability:** affordability, deposits, fees, variable payments, insurance, default, early settlement and exit risk.

## Questions to ask before applying

Ask who buys and owns the property at each stage, which agreements are signed, how profit or rental payments are determined, which costs may change, what happens on late payment or default, how early settlement is calculated, what insurance applies and which current Sharia documents cover the exact product.
