## Property services

Sellers can start with a grounded property evaluation, then agree a plan for pricing, positioning, listing preparation, authorised portal marketing, enquiries, viewings, offers and transfer coordination. The standard professional fee is 3% of the achieved selling price excluding VAT, subject to the signed mandate. Photography, compliance, conveyancing, bond cancellation and other third-party costs are confirmed separately where applicable.

Buyers can browse verified live listings, register a property brief and use the property guides to prepare for affordability, inspection, offer and transfer decisions. Illustrative property cards on the homepage demonstrate presentation style and are not represented as live listings.

## A clearer property process

1. Define the property need, timing, budget and acceptable outcome.
2. Use relevant local evidence instead of broad national or provincial averages.
3. Prepare title, plan, disclosure, scheme, municipal and compliance information early.
4. Present the property clearly and track the quality of enquiries and viewings.
5. Compare offers on price, conditions, timing, finance risk and execution certainty.
6. Coordinate conveyancing, compliance, municipal clearance and handover milestones.

## Local and Sharia-conscious guidance

Solace publishes dedicated guides for Cape Town’s Southern Suburbs, Northern Suburbs and selected Western Cape markets. Each guide separates local housing forms, seller evidence, buyer checks and full-cost questions.

Muslim buyers can evaluate the property and finance tracks in parallel. A product label is not enough: review the legal ownership path, payment mechanics, total cost, insurance arrangements, default provisions, early settlement terms and current Sharia governance documents. Solace does not issue fatwas or certify finance products.
